We purchased an old semi-detached home in Leslieville and, after trying to manage the design and renovations ourselves for a period of time, we determined that we needed the help and expertise of a design-build company.

We had wanted to renovate and extend our home for several years, and after meeting with a few firms, we decided to move forward with Stratas Design Build.

They had completed a number of similar projects in our neighbourhood, and their clients had nothing but great things to say. Having one point of contact throughout the entire permitting process was invaluable, as the thought of tackling it ourselves was daunting.

Andy provided excellent guidance on the size of the addition and offered helpful technical insight throughout the planning process.

One of the highlights was working with Sam and Lia on the interior design. We had completed a smaller renovation on our previous home and selected all of the finishes ourselves, but we quickly realized that approach wouldn't work for a project of this size. Their expertise was invaluable.

One service we didn't fully appreciate until later was their product procurement. All we had to do was work with Sam to make our selections—everything from ordering to coordinating deliveries of tile, countertops, flooring, and window coverings was completely taken care of.

The build progressed smoothly. We originally anticipated a 10–12 month timeline. A few structural foundation issues had to be addressed, but we still moved in at around the one-year mark.

Our site manager, Brody, was extremely knowledgeable and helped bridge the gap between our original vision and the finished product. He was especially knowledgeable about our window and siding package and worked tirelessly to coordinate all of the trades and suppliers.

It's a small team that works extremely well together. It's a fantastic approach. You receive working budgets that meet most needs, so there are no surprises. You decide where you want to spend more, rather than dealing with constant unexpected costs. Our project was scheduled for approximately eight months and was completed in ten—remarkable given the circumstances during COVID.

3. Responsive Communication
